When we are called to redo somebody else’s bathroom renovation, the tile is rarely the problem. It is the membrane that was skipped, the shower floor that does not quite slope to the drain, the fan that was never sized for the room, or the penetration that was caulked instead of sealed. None of it is visible at the reveal. All of it shows up in year three.

We build the other way around. The waterproofing, slopes, ventilation, and blocking get done properly first, and the tile goes on top of work that will hold. It is a slower way to build a bathroom and it is the only reason ours keep looking new.

Moving the Plumbing Is What Triggers a Permit

For bathrooms this is the question that matters, and the answer is usefully specific. Replacing tile, the vanity, and finishes while leaving the fixtures where they sit falls within the work the City lists as needing no building permit.

Relocating the toilet, moving the shower, or adding electrical circuits does require a building permit, and the City of Abbotsford is explicit that obtaining one before construction starts is the property owner’s responsibility, even when a contractor does the work.
